Mold Inspection and Testing Cost Calculator

This calculator exists because “mold inspection cost” is one of the most searched and least answered questions in this trade. Here are the numbers, from the published pricing page, with no form in front of them.

ServicePrice
Visual assessmentFree
Inspection with air and surface sampling, independent lab analysis$300–$700
Post-remediation clearance testing$250–$500

What is free and what is not

The visual assessment is genuinely free. We come out, walk the house, put a moisture meter on the suspect areas, look at the likely sources, and tell you what we think. Plenty of those end with “clear your AC condensate line and you are done”, and that is a fine outcome.

Lab work is not free anywhere. A laboratory charges to analyse samples. When a company advertises free testing including lab results, the cost is somewhere, and usually it is inside a remediation quote you have not seen. Ask how it is paid for.

Should you test at all?

The first option in the calculator is there for a reason. If you can see growth and you know where the water came from, you probably should not pay for testing. A lab result confirming that the black growth under your sink is mould does not change what has to happen: remove it, fix the leak, verify it is gone. Spend the money on the removal instead.

The testing or removal page walks through the four situations where testing genuinely earns its fee, and this calculator’s other options are those four.

What a real inspection includes

  • Walkthrough and visual assessment, which is where most problems are actually found
  • Moisture meter survey, to find wet material behind surfaces
  • Thermal imaging where it is useful
  • Air samples, indoors and outdoors. The outdoor baseline is what makes an indoor number mean anything. A result with no baseline is a number without a scale
  • Surface or tape-lift samples where indicated
  • Independent lab analysis
  • A written report with findings, the likely water source, and a recommendation

The Arizona licensing note

Arizona does not issue a mold remediation licence. Anyone can call themselves a mold company here, and any advertisement claiming a state mold licence is describing something that does not exist.

What is real and worth asking about: IICRC certification for the technicians, containment and negative air on the actual job, independent clearance testing, and a written scope before work starts. Ask to see the certificate; a genuine IICRC credential can be checked.

The one thing that matters more than the test

Find the water. Mould is a symptom of moisture, and in Phoenix homes the three sources that produce most of it are the AC condensate system, a slab leak, and a monsoon roof leak. An inspection that identifies the mould and not the moisture has done half the job.

The remediation calculator prices the removal side if that is where this is heading.

Estimator

What will a mold inspection cost?

Four questions. The visual assessment is free; sampling and lab work are not, and this shows the published range for what you actually need.

Estimated range Typical Phoenix pricing, before anyone visits

Our visual assessment is free: we come out, look, and tell you honestly what is going on and where the water is coming from. What is never free anywhere is laboratory analysis, because a lab charges to analyse samples. Inspection with sampling and independent lab work is $300 to $700, and post-remediation clearance testing is $250 to $500.

Frequently Asked Questions

How much does mold inspection cost in Phoenix?

A visual assessment is free. A full inspection with air and surface sampling and independent lab analysis runs $300–$700. Post-remediation clearance testing is $250–$500. Those are published numbers and they do not change based on what the inspection finds.

Is free mold inspection really free?

A visual assessment usually is. A laboratory charges to analyse samples, so anyone advertising free testing with lab results is paying for it somewhere, usually inside a remediation quote you have not seen yet. That is a poor way to get an unbiased result, so be clear about which part costs money.

Do I even need testing?

Often not. If you can see growth and know the water source, a lab result does not change the plan and the money is better spent removing it. Testing earns its fee when there is a smell with no visible source, when somebody is symptomatic, when you need documentation, or when verifying a completed remediation.

Who analyses the samples?

An independent laboratory, not the company that took the samples. That distinction matters most on clearance testing, where a remediator analysing their own work and declaring it passed has told you nothing useful.
