Mold Remediation Cost Calculator

Tell the calculator what is affected and it shows you our range from the Phoenix price list. You get the number without handing over an email or taking a sales call.

What drives the price

Area, first and foremost. We price remediation by how much has to be contained, removed, and rebuilt. That is why the ranges step up so sharply between a closet, a room, and a house.

Whether it is still wet. If material is wet, it has to be dried before anything else, and that is equipment running for days rather than a fan overnight. Skipping it means remediating twice.

Whether the HVAC system is involved. Anything in or next to the air handler is in the airstream feeding the whole house, which changes both the urgency and the scope. It is also the single most commonly skipped part of a Phoenix mould job.

Access. An attic with limited headroom over the affected area costs more than a walkable one, for the straightforward reason that the work is slower.

Documentation. Clearance testing and a documented scope cost money and are worth it when there is an insurance claim, a sale, or a dispute.

Why the affected area is bigger than what you can see

In a Phoenix wall cavity the water spreads sideways along the bottom plate and up the paper face of the drywall long before anything shows in the room. What you see is the edge of it, so we cut back to sound, dry material, not to the line of the stain.

That is why the free assessment includes a moisture meter, and why a firm number comes after somebody has actually measured rather than from a photograph.

What a proper remediation includes

StepWhy
ContainmentPlastic and sealed work area, so removal does not distribute spores through the house
Negative airAir pulled out of the work area and filtered, not pushed around
Removal of contaminated porous materialDrywall, insulation, carpet pad. These are not cleanable
Cleaning and treating non-porous surfacesFraming, concrete, metal
HEPA vacuuming and air scrubbingThroughout the work
Drying to verified readingsNot “it feels dry”
Fixing or identifying the water sourceWithout this, you will do it again
Clearance testing where neededBy someone independent of the remediator

A bid with no containment and no negative air in it is a cleaning bid, whatever it is called.

The part that is not on this invoice

The water source. A slab leak repair is a plumber’s job. A roof repair is a roofer’s job. A condensate line is HVAC work. We will identify the source and tell you plainly who fixes it, because a remediation does not solve a leak.

If a company quotes you a remediation without mentioning where the water came from, that is the question to ask them.

Before you book anything

Three free things worth doing:

  1. Find the water. The AC closet, slab leak, and monsoon roof leak pages cover the three sources behind most Phoenix mould.
  2. Decide whether you need testing. Often you do not. The testing or removal page is honest about it, and the inspection calculator prices it if you do.
  3. Book the free assessment. It is free, and a meter on the wall is the only route to a number you can hold us to.

Answer four questions about your house. Every figure comes straight off our Phoenix price list, the same range we would quote you on the phone before a walk-through.

Estimated range Typical Phoenix pricing, before anyone visits

Ranges from the published price list: small contained remediation $500 to $1,500, single room $1,500 to $3,500, multi-room $3,000 to $6,500, attic after a roof leak $1,500 to $5,000, HVAC and duct treatment $600 to $2,000 and up, emergency extraction and structural dry-out $1,000 to $4,000 and up, clearance testing $250 to $500. The plumbing or roofing repair that stops the water is somebody else's invoice and is not included.

This is an estimate, not a quote. We firm up the number at the free assessment, since the wet area behind a stain is almost never the size of the stain itself.

Frequently Asked Questions

How much does mold remediation cost in Phoenix?

On our Phoenix price list, a contained AC closet or vanity job is $500–$1,500, one room $1,500–$3,500, and two or more rooms $3,000–$6,500. Roof-leak attic jobs sit at $1,500–$5,000, AC and duct treatment adds $600–$2,000 and up, and extraction plus structural dry-out after a fresh leak adds $1,000–$4,000 and up.

Why is the affected area bigger than what I can see?

Mold spreads wherever the water went inside the wall or ceiling, not just where it shows. The spot you can see on the drywall is usually the edge of a bigger damp patch, and we have to cut back until we reach dry, solid material. So we put a moisture meter on it before we give a firm number; a photo cannot show us that.

Do I have to pay for dry-out as well?

Yes, whenever the material is still wet, and cutting that corner is the costliest saving you can make here, because mold removed from wet framing grows back and the job gets done twice. Drying means dehumidifiers and air movers running for days while we take readings until the inside of the wall is dry, not only its face.

Does insurance cover this?

That turns on your policy and on where the water came from. In Arizona a burst line or a failed water heater is usually covered, a slow leak that ran for months usually is not, and many policies put a separate cap on mould. We are not adjusters and cannot tell you what your policy pays; what we can give you for a claim is a documented scope with readings and photographs.
